Origin

Eleanor Marlowe opened the practice after years helping friends decode lender letters at kitchen tables in Fife and Edinburgh. The pattern was familiar: strong incomes, thin buffers, and borrowing ranges borrowed from estate-agent asking prices rather than from what the household could keep paying after a rate move.

Today the office at 123 Huels Locks, St. Bauch welcomes clients in person, with video appointments for households elsewhere in Great Britain. The work stays advisory — we prepare you for lenders and solicitors; we do not replace them.

How we work

  • We ask for bank statements before the meeting so the hour is spent deciding, not hunting for figures.
  • Recommendations are dated to the appointment; lender criteria change, and we say so.
  • Written summaries use the same words we spoke aloud — deposit, LTV, early repayment charge, stress test.
  • If staying put or delaying a purchase is wiser, we will tell you even when that shortens the engagement.
