These figures are informational starting points. Complexity — portfolio landlords, complex income, or urgent rate-end dates — can adjust the fee, which we confirm before you book.

What shapes the final fee
- Number of applicants and whether income is salaried, variable, or self-employed
- Whether we are advising on a purchase, a remortgage, or both in one window
- Travel to a home visit outside St. Bauch (quoted separately if requested)
- Follow-up work beyond the included summary and, where stated, check-in call
Payment
We invoice after the appointment is confirmed. A deposit may be requested for weekend slots. There is no checkout on this site — fees are discussed and confirmed by email or phone. Lender product fees, valuation, and solicitor costs are separate and paid to those parties.
Fee questions
Do you charge a percentage of the loan?
No. Marlowe charges a consultation fee agreed in advance. If a lender pays a procuration fee on a case we submit, we will explain how that interacts with your invoice before you instruct us to proceed.
Can the protection review be free?
When booked with a mortgage appointment, the protection cover review is complimentary. As a standalone session it is £95.
What if we decide not to proceed with a lender?
You still pay for the advice time already delivered. You are never obliged to submit an application after a consultation.
